Inspection Terms & Limitations

At Fresh Coast Inspections LLC, we take pride in delivering detailed, honest, and experience-based inspections. However, it’s important to understand what a home inspection is — and what it is not.

Scope of Inspection

Our inspections are non-invasive and visual evaluations of accessible areas of the property at the time of inspection. We do not move furniture, open walls, or dismantle systems. Conditions can change after the inspection, and hidden defects may exist that were not visible or accessible.

Purpose

A home inspection provides a snapshot in time of the property’s overall condition to help you make informed decisions. It is not a warranty, guarantee, or insurance policy against future problems.

Limitations

• We do not test for environmental hazards (e.g., radon, mold, asbestos, lead) unless those services are specifically purchased and noted in your report.

• We cannot predict future failures or lifespan of systems, materials, or appliances.

• Weather, occupancy, and seasonal conditions can affect inspection findings.

Liability & Damages

In the event of any claim or dispute, the client agrees that Fresh Coast Inspections LLC’s total liability shall be limited to the amount paid for the inspection service. No additional damages, repairs, or consequential costs will be covered beyond that amount.

Independent Professionals

Any recommendations for specialists or contractors are provided as a courtesy. Fresh Coast Inspections LLC is not responsible for the performance, cost, or results of work completed by outside parties.

Licensed & Insured

While Michigan does not require licensing for home inspectors, Fresh Coast Inspections LLC operates with full General Liability and Errors & Omissions insurance coverage, and all inspections are performed by InterNACHI Certified Professional Inspectors adhering to InterNACHI’s Standards of Practice and Code of Ethics.

Agreement

By scheduling or accepting an inspection from Fresh Coast Inspections LLC, the client acknowledges and agrees to these terms.
